Property Evaluation

 True Abundance takes a comprehensive look at your property and how it compares to other properties on the market.  We make recommendations on repairs or other issues that will help you realize your property’s maximum rental potential based on current market trends.  We will provide you with monthly and annual reports that detail all activity on your property, as well as develop a timetable for upcoming maintenance scheduling, if you choose.

 Leasing

We do all the paperwork!  We will prepare the legal rental documentation and discuss the rules and obligations with each tenant.  We collect the rent and security deposits and document each phase of the rental process. When necessary, we deal with evictions and or collections. 

 Tenant Selection

Finding the right tenant is the one of the keys to successful property management.  We thoroughly screen potential tenants by application and background screening methods to ensure it is a good match for the property owner as well as the tenant.  We will show your property to those who are qualified and good candidates for your property.  Our role is to anticipate the needs of both the property owner and the tenant to ensure it is a positive experience for both.

 Lease Enforcement

 We don’t just lease and walk away.  We periodically inspect the property as outlined in the lease to ensure that the property is being maintained by the tenant in a clean, orderly way and that no damage has been incurred even while the tenant is still residing on the property.  Both the owners and the tenants are notified immediately of any concerns involving the property. 

Marketing Plan

We will develop a comprehensive plan to effectively advertise and market your properties.  We will work with you to establish ongoing marketing goals and outcomes for maximum occupancy rates. All properties are evaluated annually to ensure that these goals are being met.  Ongoing strategies to improve these goals will be developed and discussed with the property owner.

 Financial Services

 Let us pay your property bills for you too!  We offer a bill paying service that frees the property owner from this monthly, time consuming process.
